Pest Control
Florida is a place of natural beauty, but that beauty can often lead to other natural creatures that may interfere with your lifestyle, such as various types of pests.
Like any other situation that arises during home ownership, pest control requires doing a little bit of research to determine what type pest control you may need during each season of the year.
The number one pest to remain aware of in Florida is the subterranean termite. Before you purchase your new home, you will want the peace of mind that only a thorough pest control inspection can offer. When the inspection is complete, you will want a report that provides detailed information on the status of any possible pest damage to the structure.
When purchasing a new home, you will be required to show proof of a Wood Destroying Organism or WDO report prior to obtaining financing. A WDO report is based on a visual inspection of the property, whereas subterranean termites are not typically visible during such an inspection. A thorough inspection by a certified pest control professional will include checking for pests behind walls and other places we normally wouldn’t go looking.
You may want to consider obtaining a termite bond since homeowners insurance policies and builder’s warranties exclude insect infestation damage. Keep in mind repair bonds and re-treatment bonds are two different products. Repair bonds are offered by a limited number of companies and usually come at a higher price. Re-treatments generally means the company will come out and retreat your house if termites infest the structure after they have treated it. However, the company will not assume liability for any termite damage. You may have an exclusion clause in your bond so be sure to read and understand the contract before you sign.
The best way to determine which is best is to consult with your Realtor® and pest control company that subscribes to the best practices of the Florida Pest Control Management Association.
The Florida Department of Agriculture and Consumer Services offers these proactive tips to guard your home against a termite invasion. Keep the landscape mulch from coming in contact with the house. Quickly repair any water leaks or moisture problems that may arise because termites love moisture.
Keep home siding materials, except masonry and brick, from at least six-to-eight inches above ground level. Maintain gutters and downspouts to keep water away from the house and from disturbing the termite insecticide protection barriers around the foundation. And, maintain uninterrupted termite protection service from a licensed pest control company.
While termites are the primary pest control concern, Florida’s mild climate can lend itself to a host of other pests that can have an effect on your home and lawn. Based on your lifestyle and your priorities, you will want to consider hiring a professional firm to handle your year round pest control needs. Having routine pest control will not only protect your investment, it will ensure your home remains relaxing and pest-free.
